The Property

The Buildings

The farmhouse is constructed of stone and was the subject of a recent extensive renovation programme which incorporated a two-storey extension to the side of the building together with the conversion of the loft. The result is a very comfortable 6-bedroomed, principal residence with some very elegant entertaining
rooms.

The extensive range of period stone outbuildings, converted from a stable block, are a mixture of single storey and two storey dwellings. Within the range, and closest to the farmhouse, is an artist studio with vaulted ceilings, store room and separate WC. The remaining dwellings are arranged in a C-shape around a grassed central courtyard, open to the west and all of which have been subject to the same high standard of renovation as found in the farmhouse.

The Interiors

The main farmhouse as well as the outbuildings include wooden and tiled floors, exposed stone walls and vaulted reception rooms with exposed timber framework.

The two largest units, Orchard Barn and Mill Barn, have accommodation arranged over two
floors with the bedrooms and bathrooms on the ground floor and each featuring a superb vaulted open plan kitchen/dining/sitting room to complete these extremely high-quality units.

The Landscape

Across the Barnfield driveway, the range of cottages and outbuildings are surrounded by grass verges and areas of lawn with a separate driveway leading around the cottage complex through to a dedicated parking area, also bordered by further extensive lawns. Just into the first paddock is the wind turbine.

A bridleway passes along the shared driveway, passing the buildings and on through to a paddock beyond. A public footpath joins the main driveway next door to the neighbour.

Approximately 6.5 miles to the east of Leominster. nearby Pudleston manages to be both a very quiet hamlet and the focus of a lot of community activity, often taking place in the well-attended village hall.
